What does a title company do?
A title company ensures that the title to a piece of real estate is legitimate. Title companies search the property records to establish a clear chain of title and identify any mortgages, liens, easements, or defects in the property that may affect the title. After performing a review of the title records, a title company will generally issue a title insurance policy for that property.

A title company can also perform various other services relating to real estate transactions. These include maintaining escrow accounts, preparing documents for closing, and making sure titles, deeds, and other documents are filed with the appropriate entities. What is title insurance?
Title insurance protects parties in real estate transactions against any property loss or damages they might incur because of liens, encumbrances, or defects in the title to the property. Such defects can include issues like fraud, forgery, or improperly recorded documents. Each policy of title insurance is subject to specific terms, conditions, and exclusions.

A policy of title insurance is a contract that is backed by the title insurance underwriter. In general, the title insurance underwriter will, at its own expense and on behalf of the policy holder, defend against any legal actions or proceedings claiming that the title is other than as insured.
